Townhouse in quiet neighborhood in Hackney/Islington

Our home was built in 1854 and is a classical 3-floor Victorian London townhouse, which has been fully modernised over the 14 years we have lived here.

The ground floor is open plan with a large kitchen, dining room and living room (as well as a laundry area and toilet). The kitchen is equipped with a gas+induction hob, 3 ovens, microwave, dishwasher, various gadgets etc etc and has large sliding doors onto garden.

The garden is generously–sized (well, for London) with large patio area with tables and chairs, sunbeds and BBQ.

On the top floor of the house are a full bathroom (bath+shower), a master bedroom (king-size bed) and a single bedroom. On the middle level are a shower-room and two bedrooms (one with a single one with a small double).

There is an additional living room on the middle level in which there is a daybed which folds out into a queen sized double (comfortable: proper sprung mattress).

The house has all appointments/sound/TV/wi-fi etc.
There are lots of toys, puzzles, craft supplies about.

About the location

De Beauvoir is a quiet area of North-East London which is nestled between Islington (West), Dalston/London Fields (East), Stoke Newington (North) and Hoxton (South).

De Beauvoir is about 5 streets by 8 streets, and has a distinct identity of being quiet, with large gardens, lots of trees, wide streets and genteel houses; De Beauvoir hosts its own annual summer fayre, fruit and produce fair and dog show. The Regents Canal is at the bottom of the road (5 minute walk): you can walk along the towpath westwards to Angel or eastwards to Victoria Park, Limehouse and beyond.

Within 2 minutes of our house, there are 3 excellent gastro-pubs. Within 1 minute is a well-stocked corner shop; there are many more shops, including a supermarket, about 5 minutes away. Nearby (5 minutes) is De Beauvoir Square, a beautiful quiet public garden, including childrens playground.

Transport links are good:
Underground/Overground:
Dalston Junction 5 minutes walk,
Dalston Kingsland 10 minutes walk,
Highbury and Islington 15 minutes walk,
Angel/Old Street 20 minutes walk.
From Highbury and Islington: 4 minutes to Kings Cross; 9 minutes to Oxford Circus, 13 minutes to Victoria.
Many excellent bus routes nearby, esp to the City (15 ins to St Pauls Cathedral and the Millenium Bridge to the Tate Modern)
