A traditional stone built semi-detached villa dating from 1890, situated on a quiet street in the historic ‘old town’ area of Peebles. Ideally located with the famous river Tweed five minutes walk from the front door, and the town centre, that gives access to shops, restaurants, gym, swimming pool and theatre, an easy 10 minutes walk in the other direction.

Our cosy home is spacious, comfortable and warm, with central heating throughout and an Aga cooking range in the kitchen. The ground floor comprises a lounge with traditional cornicing and wooden bay window, a well equipped kitchen including dishwasher, a large garden room with dining table and direct access to the patio, a utility room with further fridge and a freezer and washing machine. There is also a downstairs toilet. The two double bedrooms are located upstairs with the shower room and toilet. The main bedroom, at the back of the property, has a super king size bed and ample hanging/ storage space. The second bedroom, overlooking the front of the property, has a double bed. The shower room has a large walk in shower, toilet, handbasin and shaver point.

The house has gardens to front and rear - and depending on the time of year there may be fresh fruit and vegetables to harvest! There is a Larch building at the top of the back garden which includes an art room to which you would have access.

About the location

Peebles is a thriving and picturesque town situated on the river Tweed, nestled in the rolling hills of the Scottish Borders. The town centre has extensive shopping facilities including supermarkets and a wide variety of specialist shops, hotels, bars and cafes. There is a gym at the Gytes Leisure Centre and a separate swimming pool both of which are open to the public. The popular Eastgate Theatre and Arts Centre provides an excellent choice of entertainment: drama, music, film and live streaming from the National Theatre, Royal Ballet and the Royal Opera. Outdoor recreational pursuits include countryside walks, fishing and golf - Peebles Golf club is 5 minutes walk from the house. The possibilities for cycling are extensive with numerous local cycle paths and the internationally renowned ‘7 Stanes’ Cycling centre just 5 miles away on the outskirts of Innerleithen.

The town is ideally placed for travel to the Festival city of Edinburgh around 20 miles away with buses every 30 mins and the city bypass within a 30 minute drive. The city of Glasgow is 50 miles away and accessible by bus and train, as well as road.
