My home is high above the Wye valley, fantastic views, very peaceful but only 6 mins drive or 15 minutes cycle downhill to Monmouth town. Books, good broadband, blue tooth music player and TV screen for TV by internet. Bring your own laptop as I take mine with me. First floor has Large double bedroom (new 2023 double bed), ground floor bedroom one double, both with good quality mattresses and toppers, good quality bedding and linen. Fridge freezer, microwave, electric touch control AEG 2 oven induction hob, dishwasher, clothes washing machine, delonghi espresso machine, food processors. White modern bathrooms, overhead rain shower, plus rod hung handheld shower high pressure in ground floor bathroom fitted 2022; bath on first floor with overhead shower on wall rod with glass screen over bath, fitted 2023. Garden furniture provided, There is a padded swing seat under copse Of silver birch looking southwest. There is additionally, heated accommodation providing king size bed, newly renovated in 2023, with small kitchenette under counter fridge for tea and coffee making and separate lavatory, with small cloakroom basin to provide extra overnight accommodation for 2 adults (but no shower facility) with natural daylight from 2 windows overlooking rear garden situated. This is 4 metres from front door of the barn conversion, adjacent to double garage for secure, storage for bikes and sports equipment. The well stocked, gently sloping away from the house, country garden gives both privacy and views of the hills and Wye valley beyond Monmouth.

Accessibility: whilst the ground floor has all facilities On one level with only a small 3” step up to enclosed shower, the access to the barn itself is via the back door west facing - stone terrace deck and 9” high wide deep stone steps to it. The main front door is in sunken terrace with steps down with handrail - making this unsuitable for those with mobility problems. (It is possible to enter the house on the flat from a parking area but this is a longer walk across the Stone south west facing terrace.)

My home is 6 minutes drive to Monmouth town, with restaurants, pubs, Theatres x2 Including a cinema, the house is one of 3 barn conversions, very quiet area, with many public footpaths nearby, in a tourist area, food and music festivals, hillwalking, horse riding, rock climbing in Black mountains and Brecon Beacons and the indoor rock climbing and underground potholing centre about 25 miles away by road, within 15 miles of World Heritage site Blaenavon, many ancient castles, 25 miles from Newport’s world renowned golf course (and a smaller beautiful golf course within 2 miles).
