Spacious Victorian House with modern extension and large terraced garden - Brighton, East Sussex

We live in a 4-bed, 3-story Victorian terrace, in local conservation area a stone`s throw from Preston Park station, which is on the Brighton mainline to Gatwick Airport (30 mins) and London (an hour). Starting at the top of the house, there are our two boys` bedrooms - one overlooks the garden (single bed), the other overlooks the street (double bed). Our boys are teenagers but you`ll still find lego, board games and Brio trains etc. Next floor down, you`ll find the large master bedroom (super-king bed) with large bay-fronted windows (east facing) and behind, a double guest bedroom (king-side bed) overlooking the garden. On this floor there is also a large family bathroom, with walk-in shower and freestanding bath, as well as a second WC, next door. On the ground floor you`ll find a cosy front room with wood burning stove (and radiators if needed), TV with streaming services, and then through the hall to the extension (2014) which features a very large, well equipped kitchen/diner (we like to cook!) and a snug with L-shaped sofa and TV/playstation etc. There is also work desk and computer plus a small bathroom with WC and shower. The extension`s tiled floor is kept cosy with underfloor heating and double-glazed bi-fold doors leading to a decked terrace and then steps up to the rest of the garden. There`s a also a cellar where the washing machine and dryer are kept along with bikes and the usual assortment of `man cave` tools and leisure gear (wetsuits, SUP board etc). Our garden is long and backs onto the railway (although we`re rarely bothered by the trains). We have a couple of west-facing stone terraces, with tables, chairs, loungers, a BBQ and a wood-fired pizza oven. The sun travels down, so you can certainly find a great spot for breakfast and lunch, then fire up the pizza oven and fire pit for a cosy evening.

About the location

Brighton is an open-minded and cosmopolitan (small) city on England`s south coast. The city has lots of great restaurants, fabulous independent shops, the famous Pavilion and a lovely (stony) beach with the amusement pier, beach sports and playgrounds. It`s a 40-minute walk, 20 minute bus ride or 15 mins by car/bike to get into the city centre from our home. We`re very close to Preston Park where there is a Park Run on Saturdays. The South Downs are 10 minutes drive away - with great views and brilliant walks, and plenty of cosy country pubs. The coastline east and west is beautiful with more walks, smaller towns, secluded beaches. Lewes is about 20 minutes drive away with great pubs, lovely shops and a castle. If you`re missing the city, you can be on the platform at Preston Park station in less than 5 minutes and the mainline to London Victoria / London Bridge is only an hour away, with trains home until around 11pm.
